ASSET MANAGEMENT SERVICES

ASSET ACQUISITION

The Capital Group is actively seeking industrial, office, and retail investment properties within the southeastern United States for purchase. The acquisition team pursues properties with upside potential through redevelopment, leasing, and repositioning, or those select assets that provide long-term stabilized returns.

ASSET DISPOSITION

Stiles disposition team is involved in every aspect of the sale of the asset. The group has developed and maintains an extensive database of active national and local real estate buyers. The team participates at all levels of a transaction, from the valuation and marketing of a property through the closing. Stiles has developed an excellent track record for achieving some of the highest prices for assets throughout its markets.

GENERAL INVESTMENT CRITERIA

Property Types Office: Single, multi-tenant, urban or suburban
  Retail: Grocery-anchored neighborhood centers
  Industrial: Single, multi-tenant distribution
Transaction Size $1 to $75 Million  
Geographic Area Most Markets: Value creation through major rehab or leasing opportunities
  Select Markets: Long-term investment with stable returns

REVIEW/ACQUISITION REQUIREMENTS

We require the following to complete a review:

  • Subject photographs
  • Aerial photograph (if available)
  • Map(s) and location information
  • Physical description and site plan
  • Appraisal and/or financial projections
  • ARGUS or PROJECT diskette (if available)
  • Rent roll, lease and tenant information
  • Financial property performance information for past three years
  • Highlight of any noteworthy points of interest, such as DRI compliance, title issues, environmental concerns, renovation needs, etc.
  • General market survey
