BID AND AWARD PHASE

INTERVIEW, PRE-QUALIFY, AND SELECT CONTRACTOR

Interview qualified contractors to confirm their interest in bidding process to ensure effective competition among bidders.

Solicit and pre-qualify general contractors based on experience, trade references, staff, similar projects completed within the last 6 months, estimating procedures, level of subcontractors, and company’s mission and goals.


PREPARE COMPETITIVE BID PACKAGE

Prepare invitation to bid package for select contractors. Each package includes, but is not be limited to, plans, specifications, bid forms with specific instructions regarding due dates, construction alternates, directions for bid presentation, bid form, and required bid submittals.


ANALYZE BIDS AND AWARD CONTRACT

Evaluate bids, alternate proposals, unit prices, and other pertinent data. Organize and conduct bid-review meeting to discuss subcontractor selection, alternate proposals, scheduled manpower, sequence of operation, and construction schedule.

Make recommendations for award and assist tenant’s counsel, such as limitations on fees and change orders.
