PRE-CONSTRUCTION

PREPARE TENANT IMPROVEMENT BUILDING FEASIBILITY STUDY

  • Survey and prepare a detailed study of the demised area
  • Prepare preliminary timelines for site comparison and space availability
  • Prepare cost analysis of existing base building shell condition or existing conditions
  • Prepare preliminary analysis of existing tenant requirements and future expansion needs
  • Prepare preliminary construction budget through the services of a licensed interior contractor in conjunction with the client’s preliminary space programming
  • Complete multi-building feasibility study, including all related costs, to permit client to make a well-informed decision on site selection


ASSIST IN REVIEWING LEASE CRITERIA

  • Review and advise tenant on space planning and construction document allowance
  • Review and advise tenant on tenant improvement allowance
  • Review and advise tenant on landlord’s work letter and finishes
  • Compare rent commencement to preliminary critical path schedule
  • Recommend move allowance


SELECT PROJECT CONSULTANTS: SPACE PLANNER AND PROGRAMMER, ARCHITECT, ENGINEER, AND GENERAL CONTRACTOR

  • Recommend interior architectural team suitable to meet project requirements
  • Monitor duration of architect’s time to complete programming through approved space plan
  • Monitor duration of architect's and engineer’s time to complete working drawings from approved space plan


EVALUATE VENDOR’S BIDS AND NEGOTIATE CONTRACTS

  • Periodic review of plans and specifications during the conceptual, schematic, and working drawing phase as developed by the interior designer, architect, and engineers
  • Review design in terms of construction methods and specifications in conformance with state and local code
  • Identify all long-lead specialty items and compare product availability within the project schedule or make recommendations on early release
