PROJECT MANAGEMENT

DEVELOP MASTER PROJECT SCHEDULE 

Develop and maintain a master project schedule using Microsoft Project v4.0 to include vendor selection, planning and design, bid process, furniture, finishes and equipment selection/procurement and installation, construction and formal move.

PREPARE AND MONITOR PROJECT BUDGET 

Produce and maintain a cost report to track project costs and provide monthly variance report. Monitor the cost to complete to ensure that it does not exceed contract balance.

REVIEW CONSTRUCTION DOCUMENTS

Review final construction documents for compliance with Tenant’s design criteria.

ASSIST IN THE PROCUREMENT OF BUILDNG PERMITS

Consult with permit processor to submit and expedite the permit process.
Prepare applicable permit package in accordance with the city and county requirements.

PROVIDE PROJECT ADMINISTRATION

Conduct regular periodic on-site meetings with all consultants and trades to maintain an overall job direction and progress. Track contractor progress for long-lead item deliveries, labor levels, equipment, and fixture deliveries.

Review and return all shop drawing and sample submittals presented to the client for approval.

Administer all approved payments to contractor in accordance with the contract and monitor partial and final releases of liens.

Monitor all changes in the contract documents and confirm their approval by the client.

Review and evaluate all contractor change orders. When approved by the client, integrate change orders into the monthly variance report.

MONITOR PROJECT QUALITY CONTROL

Inspect all work-in-progress at the project site to confirm that the work is of the approved quality and in accordance with the approved contract documents.

Monitor project inspections by the local authorities to ensure that they are being conducted within a timely fashion.
Conduct final walkthrough, prepare and distribute punch list.
