Hernandez Construction, a construction management affiliate of Stiles, has recently broken ground on an $8 million, 270,000-square foot industrial project on more than 13 acres in Miami, Fla. Hernandez Construction specializes in small and mid-size, build-to-suit projects serving the industrial sector.

The speculative distribution center owned and developed by Flagler Development is on fast-track completion for the first quarter of 2014. The property located in the Airport West market at 10800 NW 106 St. features 30-foot high ceilings, impact windows and is designed for state-of-the-art interior finishes. This project is the newest addition to Flagler Station, one of South Florida’s largest master-planned business parks according to Flagler Development. With nearly nine million square feet at full build-out, the park features Class-A office, warehouse, distribution, retail and showroom space, as well as build-to-suit opportunities.

According to Hernandez Construction president Alex Hernandez, there has been a recent increase in industrial construction opportunities due to the growing accessibility of the South Florida market. “We see a lot of companies positioning themselves to benefit from port projects and trade,” said Hernandez. “That has positively impacted the industry across all product types, especially industrial which has seen the fastest growth.”

Stiles and Hernandez Construction maintain a strong relationship that dates back to the early 1990’s when Hernandez was employed by Stiles as a construction manager before forming his own company in 2002. Since then, Hernandez Construction has built its market presence and portfolio, which consists of more than three million square feet in South Florida. Hernandez Construction’s latest completed project is the 264,000-square-foot office and warehouse for Aero-Turbine, Inc.’s corporate headquarters building in Miramar, which is owned and developed by IDI Corporation.

“We are proud to have the support of Stiles as we aim to build a stronger presence in the South Florida market,” said Hernandez. “While we have served several product types over the past 11 years, we have found a market niche in the industrial arena that we feel will fuel our growth over the short-and-long term.”
